Section 1
About these terms
These terms form an agreement between you and Smarter Decisions for use of the Property Spine website and demonstration portal. By ticking acceptance at sign in or when requesting access, you confirm you have read them and agree to them.
Section 2
Your access is a licence
We give you a limited, revocable, non exclusive and non transferable licence to use the website and the demonstration portal for the purpose described in these terms. Nothing transfers ownership of anything to you.
Section 3
Demonstration content
You must not rely on demonstration content for any real decision. Any external figures are attributed to their publisher and are shown for context only.
- Cases, people, addresses, amounts and dates shown in the portal are synthetic.
- Comparisons labelled as baselines are mocked illustrations, not measured results.
- Nothing on the site or in the portal is legal, tax, valuation, underwriting or lending advice.
- No content is a lending, valuation, insurance or funding offer or decision.
Section 4
Accounts and approval
You are responsible for activity carried out under your account while it is open.
- Give accurate details and keep them up to date.
- Keep your password private and do not share your credentials.
- Accept that access is granted only after approval and can be withdrawn at any time.
- Tell us promptly if you believe your account has been accessed by someone else.
Section 5
Acceptable use
- Do not use the service for anything unlawful, deceptive or harmful.
- Do not attempt to gain access to other accounts, systems or data without permission.
- Do not run automated extraction, bulk collection or scripted download without written permission.
- Do not upload real personal data, client documents or live case files without a written agreement.
- Do not reverse engineer, decompile or copy the service beyond what law permits.
- Do not remove or obscure notices, labels or attribution.
- Do not interfere with the availability or integrity of the service.
Section 6
Material you submit
You keep your rights in anything you submit. You give us a limited licence to process it only for the demonstration purpose described here. We may remove it. Please keep real personal data out of the demonstration.
Section 7
Intellectual property
The website text, design, logo, illustrations, code and documentation belong to Smarter Decisions or its licensors and are protected by law. Copyright is held as shown in the footer, currently © 2026 Smarter Decisions. All rights reserved.
Third party names, marks and publications belong to their owners and are used descriptively. Their appearance does not imply endorsement, partnership or a contractual relationship.
Section 8
Third party sources
Public registers, published statistics and partner descriptions may be shown for illustration. We do not control those sources and we do not warrant their accuracy or continued availability.
Section 9
Disclaimers
The service is provided as it is, without warranty of any kind, to the fullest extent the law allows. We do not promise that it will be uninterrupted, error free or suitable for operational use.
Nothing in these terms excludes or limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be excluded.
Section 10
Liability
To the extent permitted by law, we exclude liability for indirect loss and for loss of profit, revenue, data, goodwill or business opportunity arising from use of the demonstration.
Any financial cap on liability will be agreed in writing before a commercial deployment. No cap is implied by these terms.
Section 11
Suspension and ending access
We may suspend or withdraw access where these terms are breached, where the service is at risk, or where we choose to close the demonstration. You may stop using it at any time. Clauses that should survive by their nature continue to apply after access ends.
Section 12
Changes to these terms
We may update these terms. A material change will be presented for acceptance at sign in with a new version reference. Your acceptance will be recorded. Continued use after acceptance means the new version applies.
Section 13
Governing law
These terms are governed by the law of England and Wales and any dispute is subject to the courts of England and Wales. Nothing here affects rights that cannot be excluded by contract.
Section 14
