What this means

Why it matters

Every property decision starts with knowing exactly which property it is about. Address strings drift between systems. Postcodes cover many buildings. Without a durable identity, every hand-off between agent, broker, lender and valuer becomes a fresh matching exercise.

The Identity Layer anchors the record to UPRN where appropriate, with address, title, landlord entity and relevant registration links attached. Match quality is itself a visible, scoreable field rather than an assumption.

In practice

Workflow implications

A letting agent validates the address and UPRN at the point of instruction, so downstream parties inherit a confirmed identity.
A broker reuses the matched identity across every case for the same property instead of re-keying the address.
A lender joins application data to title and landlord entity without a manual matching step.
A portfolio team aggregates exposure by property with confidence that duplicates are not double counted.

The layer

How Property Spine supports it

Property Spine treats identity as infrastructure. Every other layer depends on it, so it is validated first, scored openly and reused by every participant with the right permissions.
